Following is my in-person experience...You can reach to me at jsongbiz@hotmail.com 1) As a realty agent of buyer, she did not help us do any research of the house to help us make better decision which including: the plus and minus of the community and the house, the insurance claim history, the prior deal price and time of the house, and recent deal price of the house nearby, the listing price analysis…and other details about the house itself (age of the house, etc…). We were giving some of the above info after we specifically asked, and some of them we still do not know so far. 2) Lack of expertise of houses valuation, not familiar to the house price of the community. You will find if we accept her advice on the biding, then we have overpaid $110,000 if we accepted her advice on offer price in all occasions. 3) Hustle her clients all the time to visit the open houses, to bid and to get the deal without enough research and consider the feeling and needs of her clients. You will find we bought a house within 20 days after landed in Canada. And it took 2-3 hours only from my wife visiting the house first time in person to the time sign the offer with the “advice” of Angela. No pre-study, no research, no home work were done before that. 4) No transparency in the price negotiation and commission discussion of the deal. My wife was asked not to coming into the house with Angela in the course of the deal and have to waiting on the car, Angela said my wife have no point to presented in the deal discussion. 5) No advice on bargaining the house price with the seller except urge us reckless offer higher price. What she said is we need to trust her, listen to her advice and we must offer a higher price by add a lot of money then we can get the house. She did not consider whether her client can accept the price or whether the specific house is something the client have to have. 6) In order to have better chance to win the bid, she suggest us to cross out the two clauses of “house inspection” and ”first mortgage arrangement” but did not explain to us what are the real implication and risks we will have if we do not have the clause to protect us. We realized later that the house age is more than 50 years old and we have no idea whether the house have any insurance claim history. 7) Give us wrong message in terms of timing of seller agreed and accepted our offer (detail in the above). 8) She also recommended some house insurance specialist and bank mortgage to us, however, due to she has no creditability to us by the house biding case, we do not using them. She said now we are on our own of those follow ups since we did not using the people she referred. 9) She also never mentioned to us that apart from the down payment, we also need to have one year of interest of principal and tax cost ready in our bank account in order to pass the bank mortgage application. She just gave us limited information and never gave us a holistic cost/tax break down and process to buy a house in Toronto 10) As stated above, we agree to add $50K above the list price and finally win the bid. But Angela just wrote $1,050,000 in our offer contract which literally means we overpaid $1000 above what we offered. 11) I am not sure whether we have the “regret period” in this case, if yes, and then Angela never told us we had such a chance. Actually on that night, we already regret to buy the house. The feeling that Angela gave us is that we will not get the house by just offering $50,000 more, and we will not hooked up but it turns out we are wrong. On the second day, Angela come to my wife’s home and asked my wife to bank in order to prepare the bank draft, my wife said we do not want to buy the house and need her advice of any settlement/mitigation plans. Angela said no way and if we do not execute the offer/agreement, both we and Angela will be sued by the seller and his agent.
