RIMMA ALIDZAEVA File: 33-10-1342 NOTICE is hereby given that Mrs. Rimma Alidzaeva, real estate broker (Licence No. D1803), whose establishment is located in Dollard-des-Ormeaux, is charged in a complaint before the Discipline Committee of the Organisme d’autoréglementation du courtage immobilier du Québec with the offences summarized below: 1st count: After January 14th and/or 15th, 2008, concerning an immovable, having transmitted or had transmit an “Approval Summary” allegedly issued by a mortgage company to: a) the sellers; b) the prospective buyer; in order to demonstrate that the prospective buyer’s mortgage request was approved, while she knew or should have known that it was a false document, committing, for each person, an offence to sections 1 and 13 of the Rules of Professional Ethics of the ACAIQ. 2nd count: Between the months of January, 2008 and May, 2008, concerning an immovable, having falsely led the prospective buyers to believe that they had been approved by a mortgage lender, while she knew or should have known that it was false, the whole contrary to sections 1, 13 and 26 of the Rules of Professional Ethics of the ACAIQ. 3rd count: On or about January 28th, 2010, concerning an immovable, during an inquiry conducted by an assistant syndic, having falsely represented that the prospective buyers did not purchase the said immovable because there was a problem with the immovable itself and not with their financing, the whole contrary to sections 54 and 55 of the Rules of Professional Ethics of the ACAIQ.
