If there's a worse realtor in Victoria, I don't know who it could be - and I've experienced many realtors in this city. Did not do any of the marketing he said he would do. One open house that lasted just over an hour. Absolutely no communication afterward. When I contacted him to ask why I hadn't heard anything, I was told that if I didn't hear anything that nothing was happening! When I confronted Guy about his lack of "everything" - he got defensive, said the reason it wasn't selling was because the price was too high (never once mentioned this before in almost 3 months) - and proceed to verbally abuse me over the phone. Luckily my wife was on the other phone and heard everything - otherwise no one would believe a realtor could be so rude to someone he was SUPPOSED TO BE WORKING FOR! Cancelled the listing and went with another realtor - house sold within a couple of weeks. Save yourself a world of headaches and avoid Guy Effler like the plague that he is! A horrible realtor and worse human being.

Dissatisfied
Have to admit I was looking to save on the commission payout due to slim margin for down payment on new house. Saw Guy once, after that, never saw him again. Absolutely no feed back at all, I decided on my own to lower price, no feed back. Time went by, no feedback. End of contract came, he suggested lowering price again or not. This is a good example of getting what you pay for. No advertising, no Open House, no feedback.

A family member listed home for sale with Guy Effler. Refused to suggest a listing price and after a month on the market said it's priced too high. Only did one open house for and hour and half in four months. Poor communication contacted by text only. Was very rude and a flat out bully. Never thanked for the listing after it finally sold. Only remained listed with this man because was in a desperate situation to sell. Do not use this realtor, I guarantee you will be disapointed!

I would reccomend Guy to any one buying or selling a house. He has an honest and direct approach. Gave you all the facts and kept you well informed as to the market.

Zero communication...does not care about the seller...only cares about himself! If you are looking for someone to HELP you sell your house, this is not the right person for you. AVOID AT ALL COST!!!!!!!!!
